NO WASTED TIME VISITING HOMES THAT WON’T FIT YOUR NEEDS
With the numerous contacts at the various banks that I have I can refer you to experienced mortgage specialists to handle your mortgage quite often resulting in obtaining you a better rate with better terms and conditions than you would on your own.
FULL DISCLOSURE OF PROBLEMATIC ISSUES WITH THE PROPERTY
I provide you with full disclosure concerning the problems with any property you choose to visit. I will bring those issues to your attention ahead of you taking a decision to visit by thoroughly reviewing the Sellers Declaration form with you.
HELPFUL HOME VISIT ANALYSIS SHEET
You are provided with my home visit checklist that helps in evaluating the property you are visiting and that includes things to be on the lookout for and important questions to ask. Sometimes buyers will let their excitement about a home they’re visiting get in the way of proper decision making. This home visit checklist assures that you won’t make that mistake.
COMPARABLE HOME ANALYSIS BEFORE WRITING YOUR OFFER
Prior to writing an offer for you I will shed light on the state of the real estate market in the area you are looking to purchase a home in. With 18 years of experience working the West Island and Greater Montreal real estate markets and access to comparable sales to a home you may be interested in, I can advise you on whether or not the asking price of the property is reasonable or overpriced and suggest an amount to start the negotiations at.
MAKING SURE YOU FULLY UNDERSTAND THE SOMETIMES OVERWHELMING PAPERWORK
If you've ever bought a home, you've probably dedicated a full shelf or a folder on your computer to the documents that were involved in the transaction. These probably included the written offer, the written and signed counteroffers, amendments, the little details (like specific repairs) and what exactly was and was not included in the sale, etc. The paperwork can be tiresome and often very confusing. I will take the time to fully explain each and every clause in all the documents related to your purchase thus eliminating any confusion that may exist.
LEVEL HEADED NEGOTIATION
As levelheaded as you think you are, when you’re buying on your own and fighting with a seller over adding an inclusion or meeting with resistance over the occupancy date, etc., it’s easy to lose your cool. Having me make the requests objectively and forwarding them to the seller saves you the trouble of getting overly emotional about your transaction. I can take the heat in those difficult negotiations and remain calm and objective.
